The Bones and the Finish

The trades that make a remodel look professional

Framing and sheetrock are the parts of a project nobody photographs, and they decide everything about how the finished work reads. A wall that is framed out of plumb telegraphs through every cabinet and countertop that touches it. A drywall patch with mismatched texture catches light and eyes for the life of the house. Trim with open miters cheapens a room no matter what the paint cost. Garcia's Construction treats these as the precision trades they are, because on the card and in practice, sheetrock, trim and framing are the backbone of what we do.

These trades also carry the everyday repairs that West Houston homes accumulate. Clay soils west of the city swell and shrink with the seasons, flexing foundations just enough to crack drywall above doorways and along ceiling joints. Roof and plumbing leaks stain ceilings and soften walls. A garage gets converted, an office needs a wall, a builder-grade living room wants crown molding. This is steady, familiar work for us, done with drop cloths down and dust control up, whether it is a two-hour patch or a month-long build-out.

Framing and room conversions

We frame new interior walls, remove walls where an engineer or inspection confirms they are not load-bearing, and open up cased passages between kitchen and living areas, the single most requested layout change in this area's 1990s and 2000s floor plans. Garage conversions, closet additions that turn a study into a legal bedroom, and media or utility room build-outs all start with straight, square framing and end with finishes that match the rest of the house.

Sheetrock: hang, tape, float, texture

New installs get hung tight with staggered seams, taped and floated flat, then textured to match the house so additions do not look added. Repairs get cut back to solid material, backed properly, and feathered wide so the patch vanishes. Water-damaged ceilings are opened up, dried and inspected before anything gets closed, because sealing moisture into a cavity is how you buy a mold problem. We would rather do it once, correctly.

Trim and finish carpentry

Baseboards, door and window casing, crown molding and wainscoting are the jewelry of a room, and they are cut and fit by hand on walls that are never as square as the lumber. Tight miters, scribed fits, filled nail holes and clean caulk lines are the standard, followed by paint that makes the trim look like it grew there. If we are painting the room anyway, the trim and walls are finished as one job.

FAQ

Framing & Sheetrock FAQs

Can you match my existing wall texture?
Yes, and it is the detail that makes or breaks a sheetrock repair. Whether your walls are orange peel, knockdown or something a previous owner improvised, we feather the patch wide and match the texture and paint so the repair disappears instead of announcing itself.
Why does my drywall keep cracking above doors and windows?
In this part of Texas it is usually the clay soil moving your foundation slightly with wet and dry seasons, which flexes the frame and opens cracks at the weakest points. We repair the crack properly with tape and feathering rather than just caulk, and we will tell you honestly if the pattern of cracking looks like something a foundation company should evaluate first.
Can you turn my formal dining room into an office or bedroom?
Yes. Room conversions are one of the most common framing jobs we do: adding or removing walls, framing new doorways or cased openings, adding closets so a room legally counts as a bedroom, and finishing it all with matched sheetrock, trim and paint.
Do you repair water-damaged ceilings and walls?
Yes. After a roof leak or plumbing leak we cut out the damaged sheetrock, dry and inspect the cavity, replace insulation as needed, then hang, tape, float, texture and paint. Because roofing, plumbing and painting are also our trades, the source of the leak and the cosmetic repair can be handled in one project.
Do you install crown molding and baseboards?
Yes. Crown, baseboards, casing, wainscoting and window trim are finish carpentry we do constantly. Tight miters, scribed fits on the inevitable not-quite-square walls, and caulked, painted finish ready to look at up close.
What does sheetrock or framing work cost?
It depends on the size of the repair or build-out, ceiling heights, texture, and how much trim and paint finish the job needs. We look at it and give you a free written quote, and small repairs are welcome, not just full remodels.
